100% of the wastewater from the house is treated on site and returned to the garden. The trees are watered by the house. Nothing leaves the property.
Heat pulled out of the air-conditioning compressors is not thrown away. It makes the hot water for most of the house, with a back-up element for the times it cannot keep up on its own. All lighting is LED, and the interiors are drawn to work on daylight for most of the day.
Designed for the island's climate, each structure sits to catch the sea breeze — raised roofs and shaded verandas move air through the house, and no building stands in another's wind. The exterior walls are eco-block, finished throughout with pigmented cement rather than paint, so the house is never repainted. No white was used anywhere, because white throws glare back at the eye.
Every cleaning product in the house is biodegradable, because the water used to clean the house is the water that waters the trees. They arrive in bulk and are decanted into refillable bottles. Drinking water comes in refillable glass, and bathroom amenities are biodegradable and given on request rather than set out in advance, so nothing is opened that no one uses.
Food scraps are composted on site. Everything else is sorted at a station on the property, where guests can sort their own if they want to.
The planting is Thai species wherever it can be, because plants that belong in this climate hold up on their own and need far less water. The flowers and foliage arranged in the house are cut from the garden. No chemical treatments are used on the grounds.
